Want to own a marina
Want a good deal on a marina? Now could be the time, with the "for sale" list stretching from the southern Gulf Islands to fishing resorts up the coast.
But don't expect fire sale prices, despite skyrocketing fuel costs, a strong Canadian dollar, and a weakened economy across the Barry Cofield Authentic Jersey border all contributing to declining tourist visits to Canada.
Marinas have a lock on oceanfront, a consideration that gives them a value beyond their business operations. And with moorage waiting lists stretching into years, even if daily traffic slows there will always be boaters looking for long term stays.
However, Rudy Nielsen, president of Landcor Data Corp.
"I've been in the business, and there are always marinas for sale," he said. "It is like an apartment you fill the whole thing with tenants, and then sell it based on the cash flow.
"You try and sell them before there's a bad time and all of a sudden you have empty spaces. There are a lot of people who are nervous out there."
It's not nerves, but rather a lifestyle choice that is behind Montague Harbour Marina's billing of a "once in a lifetime opportunity" for potential buyers to tender offers.
Marilyn Breeze, who runs it while her husband Graham is in Seattle, said she's ready for a change after eight years of ownership.
"I understand that virtually everything is for sale up the coast. That's what I understand from the marinas," she said in an interview.
Montague Harbour Marina is on Galiano Island, alongside a provincial campground and in a well protected natural harbour that, combined with its gas docks, a restaurant and a store, draws people to its docks. It's also close to a number of water access only summer homes, so docking spots are in demand.
"It is one of the best harbours, and it is one of the best locations," said Breeze. "We have had a lot of interest, and we want to sell it."
Breeze said Roy Helu Authentic Jersey the family won't list the marina with a broker but will sell it on their own, at a price close to $3 million.
With moorage in short supply all along the coasts, Breeze said she could fill her marina with annual moorage, but instead keeps spots open for seasonal transient visitors.
"I think the further north you go, if people are relying solely on guest moorage, on the transient moorage, then they have a problem," she said. "When the fuel prices went up and the recession started getting bad for the Americans, we still did okay because they'll come over Roy Helu Womens Jersey the border to the nearest place."
For each of the marina's past two fuel deliveries and a diesel delivery, prices are up 15 cents a litre, Breeze said. For the mega yachts, the added fuel costs might be small change, but not for the less well heeled boaters.
"The people it knocks out for us are the people who come out for the day from Crescent Beach. They come out in their speed boat for the day for lunch. Those people will probably be thinking twice about it," she said.
Real estate investment consultant Ozzie www.redskinsonlineprostore.com/WOMENS-JASON-HATCHER-JERSEY.html Jurock knows firsthand just how rising fuel has impacted the cost of running a boat. Two years ago, it took $1,000 to fill the tank on his 46 foot Carver motor vessel Proper Tee. Now he said it costs $2,000, and if fuel prices double again he could be facing a $4,000 fill up.
"I am a boater. I live on the water in the summer. And last year, the marinas I was at in Desolation Sound were saying there are fewer Americans here," he said. "That seems generally to be the trend."
Jurock said a marina can be a good investment if you like the lifestyle.
"If you are young and you like the lifestyle and you don't mind the hours, I think it can still be a good income," he said. "The hours to operate a marina are something else it's like a motel."
Added services are important to success, he said, like whether or not there's a store and a coffee shop as well as fuel.
The priciest marina listing in the Gulf Islands is Port Browning on Pender Island, a 5.33 acre waterfront parcel with an 80 berth marina that is listed at $5.9 million. It has zoning approval for 39 units, a key factor in the pricing, according to Emil Chervatin, an agent with Pemberton Holmes who has the listing.
"The thing with Port Browning is we are not really just trying to sell the Barry Cofield Jersey marina," Chervatin said. "The value is in the land that can be developed. The marina is more an amenity.
"I don't think anyone is going to buy a marina for $6 million. It is more about what can be built there."
Richard Osborne, president of LandQuest Realty Corp., said that while the higher price of fuel won't hurt travel by larger yachts, other boaters may not go as far as they otherwise would.
"The big boats that travel between Seattle and Alaska, the serious big guys, they're not going to stop because of the redskinsonlineprostore.com/WOMENS-AKEEM-JORDAN-JERSEY.html price of fuel," he said.
"The theory is that [other] people won't go as far, and they may stay at marinas longer. People aren't going to quit boating, but I think sailboat sales are going to skyrocket."
"The advice we are giving people, because we are in the kind of market we are in, is if you want to sell it you absolutely have to list it at the right price," said Osborne. "There is no use being out there looking for pie in the sky. If it isn't priced right, you can't sell it"

GILBERT, AZ (CBS5) But appearances can be deceiving, according to two young mothers who spoke with CBS 5 Investigates. They claimed Bollwinkel scammed each of them out of their hard earned cash. Both women were desperate for places to live when they answered recent ads on Craigslist touting free rent for several months with no credit check."He said $500 down, and he gave you a list and you could get any house you wanted that was available," 26 year old Brittany Wallace explained. In the past few months, both of the women handed over $500 to Bollwinkel and ultimately ended up with no place to live."I felt stupid, ultimately. I felt like I made a really bad decision," said 21 year old Kalani, who didn wish to use her last name."I was like, we really screwed. What are we going to do now? said Wallace.CBS 5 Investigates wanted to hear firsthand Bollwinkel, who people said often went by Walker to represent himself, talks people into giving him so much cash for something they can get for free. The investigative team made an appointment and brought along the undercover camera. For more than 20 minutes, the fast talking Bollwinkel went through his lowdown."I not a charity. I a business. I out to make as much money as I can make, as fast as I can make it. Do it legally, morally, ethically," he stated. It was a well rehearsed presentation explaining how his house sitting program works.Bollwinkel charges $500 for a list of distressed homes. It a list of about 200 Logan Paulsen Elite Jersey homes found online or with the county for free.He instructs his would be participants to go through the list and first find a vacant home."I can leave something empty for two years. It will get vandalized, broken Logan Paulsen Redshinks Jersey into, stripped out, squatted in," Bollwinkel explained to the undercover team. Then, he says to find the home owner."It simple. Talk to neighbors," he said. After some paperwork, Bollwinkel said tenants are able to move in with six to 18 months free rent to house sit while a short sale is pending. The program sounds great, but those who tried it tell CBS 5 Investigates it next to impossible. Bollwinkel has a different story."In 14 years of doing this, I haven had anyone that gone out there and not gotten a house," Bollwinkel said.According to a host of online complaints and the two young mothers who spoke with CBS 5 Investigates, that is clearly not the case."He said, real easy, and I did that, and it was all a lie," Wallace said. "I went to every single house on the list and either somebody was living in it or we couldn get ahold of nobody."Kalani and her boyfriend searched for an available home in vain."We called every house on the list for Phoenix," she said. When she asked for a refund, Bollwinkel refused.Ironically, while the CBS 5 undercover camera was rolling, Bollwinkel warned the team about shady dealings."Somebody will drive the neighborhood, find a vacant house. They don own it. They don know the owner. They illegally change locks. They rent that house out to five different people in one day. Collect first month rent, last month rent, deposit walk away with 10 15 grand in their pocket," Bollwinkel said.

Seven of the wonders of Saskatchewan
Think of Saskatchewan and I'll bet that sybaritic is not the first word that springs to mind.
Nor should it, to be honest.
But here I am, lying on top on top! of what is arguably the most remarkable water in the world. More mineral rich than even Israel's Dead Sea, Manitou Springs has been revered since the days when aboriginal people and buffalo roamed the area. Today it comes with a hotel, pool and spa attached, but it's the water that's the real star in summer, even non swimmers can bob out to the middle of the lake and lie there, reading a book. You can't sink.
And Manitou Springs is not Saskatchewan's only noteworthy spa. Temple Gardens Mineral Spa in Moose Jaw can thank the late Peter Gzowski and his farewell Morningside broadcast for putting it on the map.
One hundred years into Confederation, Saskatchewan remains Canada's most under appreciated province. Let me tell you about the seven wonders of Saskatchewan:
1. Andre Johnson Jersey Hills
Saskatchewan has hills. Serious hills. In fact, Saskatchewan's Cypress Hills area is the highest point of land between Labrador and the Rockies.
It's the only part of the province that wasn't carved out or flattened by glaciers, and you'll find a kind of beauty that's nowhere else: rolling sage green (and sage scented) hills, dark pine forests and cliffs and buttes that end abruptly with breathtaking views across ranch land.
Cypress Hills Inter Provincial Park, which straddles the border with Alberta, has a resort, lakes, several campgrounds and a stretch of the Trans Canada Trail Andre Johnson Authentic Jersey on which you can hike for days and camp to the serenade of coyotes at night.
But the Cypress Hills are not the only hills in Saskatchewan.
"I live maybe 25 minutes from the Trans Canada, commuting distance from Regina," says Daryl Demoskoff, who works for Tourism Saskatchewan. "But people who only drive the highway would never believe it. Fort Qu'Apelle is in a www.texansonlineprostore.com/WOMENS-BRIAN-CUSHING-JERSEY.html beautiful valley, with four lakes, one on each side."
As Demoskoff was saying , there are lakes but would you believe 100,000 of them? The northern two thirds of the province is more lakes than land, and a popular resort, beach and fly in fishing area.
Lake Athabasca, in the northwest of the province, is as big as some of the Great Lakes, and has one of two of Saskatchewan's otherworldly looking areas of desert and sand dunes.
But even the southern prairie area is studded with lakes with sandy beaches, campgrounds and cottage areas. Lake Diefenbaker, 15 minutes drive north of the Trans Canada, is about 200 kilometres long and home to three provincial parks.
3. Golf courses
More per capita than anywhere else in the world. Of course, Saskatchewan has the per capita thing down, way down, but still, the province boasts 250 golf courses, some of them stunning and world class. But here's the kicker: even at the fanciest one on the busiest holiday weekend, you won't pay more than $40 a round.
No one's really sure why, but in the late '70s, these large, exotic birds started settling down in Saskatoon for the summer. Saskatoon is known as the city of seven bridges and it has a gracious area downtown along the river. Visit the weir near the CPR Bridge for a view of the extraordinary pelicans, some with wingspans as wide as three metres.
5. Spas and mineral springs
Moose Jaw is over a thermal fault that produces water so hot they have to cool it before they put it in the pool. Its mineral content has been compared to that at Bath, England. The resort at Manitou Lake, while newly expanded , is nothing fancy. Still, people come from around the world for its healing properties. On the day we were there, we met a man who had suffered two heart attacks and three strokes and been given only months to live four years ago, before he started going to Manitou.
Temple Gardens Mineral Spa in Moose Jaw is a little more Jordan Reed Elite Jersey refined in its accommodations, but it's no Ritz Carlton either. While the spa and indoor pool area are clean and bright, the real appeal is outside. You can swim out into the outdoor area, on the fourth floor of the hotel, and luxuriate in the steaming waters under the stars or even winter skies, eye level with the treetops.
6. Largest urban park in North America
New York's Central Park is puny compared to Regina's Wascana Park. It covers 2,300 acres (compared to Central Park's 843), with jogging paths, fountains, flower gardens and kayaks and dragon boats. It was built in true prairie style the hard way, as a make work project in the Depression. Every inch of the 300 acres of lake was shovelled out by hand. Last year, the lake was dug deeper in preparation for August's Canada Games and the 2006 Canadian canoe and kayak championships.
7. Gourmet indigenous dining Jordan Reed Redshinks Jersey
Saskatchewan (remember, "the bread basket of the world?") is where the world's best wheat, lentils and mustard are grown and exported to Europe, not to mention pork, wild rice, fresh water fish and prairie berries. Some Saskatchewan chefs are starting to highlight the local bounty.
"I would say that 92 per cent of our menu is regional and seasonal," says Moe Mathieu, chef at the Willow on Wascana, a tiny restaurant set over the lake in Regina's Wascana Park. Specialties include Land Chowder, with Saskatchewan potatoes, leeks and slow roasted pork; Crispy Semolina Polenta, made with Saskatchewan organic durum wheat; and Pemmican Blinis, topped with bison confit and Saskatoon berries.
Prairie painter Yvette Moore worked for months scraping nine layers of paint off the window and door frames in Moose Jaw's old Land Titles building with a plastic spatula so she wouldn't scratch the copper underneath. The result is a high ceilinged delight of a place, now the Yvette Moore Gallery and Copper texansonlineprostore.com/WOMENS-ARIAN-FOSTER-JERSEY.html Cafe. It's only open for lunch and afternoon tea, but don't miss four kinds of homemade soups, excellent biscuits and homemade desserts.
Calories, in Saskatoon, keeps its name from the days when it was simply a dessert cafe. Now it's a renowned restaurant and food shop, selling fresh breads and locally made granola, and serving gourmet dinners in a bistro setting. Look for such specialties as Saskatoon Berry Lemonade, Saskatchewan Goose Rilettes and Northern Pike on a wild rice, leek and black trumpet pilaf. Don't forget its desserts Gourmet magazine has written to request several of the recipes; its toffee cheesecake is legendary.
